Who we are / nature of services

AJ Collective is a digital showcase and advisory channel for curated luxury real estate opportunities. We act as an intermediary / advisor. Unless expressly stated in a separate written mandate:

• we do not own the projects listed;
• we are not the developer or seller;
• we are not a party to any sale, purchase, lease, or investment contract between you and a developer/seller.

Any transaction is solely between you and the relevant developer, seller, or counterparty.

RERA registration

A.J. Housing is registered as a real estate agent with MahaRERA under registration number A011172401174. Each project's own MahaRERA registration number is shown on its page where available; please verify it on the MahaRERA website.

Eligibility

You must be at least 18 years old and capable of entering into a binding contract under Indian law to submit enquiries or use account features.

Website content and listings

Project details (prices, carpet areas, possession timelines, RERA numbers, images, amenities, and descriptions) are provided for general information and may originate from developers, partners, or inventory systems. Information may change without notice.

You must independently verify all material particulars — including RERA registration, approvals, title, specifications, pricing, and payment schedules — before making any booking or payment. Brochure visuals are indicative only.

No professional or financial advice

Content on this website is not legal, tax, financial, or investment advice. Real estate decisions involve risk. Obtain independent professional advice as needed.

Enquiries and communications

When you submit a form or contact us, you confirm that the information you provide is accurate and that we may contact you by phone, email, SMS, or messaging apps regarding your enquiry. Sharing your details with a developer/seller may be necessary to progress a request you initiated.

Project microsites and gated information

Some projects have their own microsite (for example project-name.ajcollective.in). Floor plans, cost sheets, brochures and exact locations are shared after our team reviews your request, by email or WhatsApp. Prices shown are indicative starting prices and exclude stamp duty, registration, GST and other charges.

Accounts, wishlists, and exclusive access

Some features (for example OTP login, wishlists, or early-access inventory) may require authentication. You are responsible for keeping access to your email/device secure. We may suspend access if we detect misuse.

Acceptable use

You agree not to:

• scrape, bulk-download, or republish listing data without our written permission;
• interfere with website security or operation;
• submit false, abusive, or unlawful content;
• use the site for spam, phishing, or unauthorised commercial solicitation;
• misrepresent an affiliation with AJ Collective or A.J. Housing.

Intellectual property

Disclaimer of warranties

Limitation of liability

To the maximum extent permitted by applicable law, AJ Collective / A.J.
